That is kind of high. You can call Lowes and get a price on a water heater or just look it up on the internet at Lowes website. Whirlpool 40 gallon electrics are around 370 plus tax if you pick it up. Now gas is a different story. Whirlpool's cheapest 40 gallon gas water heater is 400 plus tax and you pick up. I suppose 250 isn't that bad for the labor. You figure he will be paying a helper unless your tank is in an area whith no stairs and he can roll it right in on a dolly. The old one needs removed. It will take him 2 or 3 hours to install it and I assume that he is picking up the new one which saves you a delivery charge and basically gives it to him. So with pick up and delivery and he is probably paying a helper plus removing the old one and installing the new 250 isn't really out of line. I would do it myself. Buy the exact same type of tank as the old one so all of the fittings match up that way you don't have to plumb anything. There are also cheaper water heaters at Lowes. I paid 180 for my gas 30 gallon. It isn't a whirlpool though.

Replacing a lowboy hot water tank?
This is in a rental property. The 15+ year old lowboy 40 gallon electric tank is leaking. I can only find standard sized tanks here in town that are a reasonable price. The cold water inlet and hot water supply pipe come out from the wall at around 36" above floor level. The replacement tank I bought is about 4 feet tall. I know how to cut/clean/flux/sweat copper fittings/pipe. My concern is the 2 nipples at the top of the tank. They have non-metalic gaskets. How would I safely solder any copper pipe without melting the gaskets? Would I be better off using some flexible threaded copper supply lines as opposed to sweating everything together with regular rigid copper pipe and 90 degree elbows?-

As a plumber, we use what are called a dielectric unions. They come with either male or female threads to screw onto or into the water heater.Pipe dope the threads where they screw onto the water heater. then solder the other half of the unions onto a couple of 12" copper stubs, be sure to install a shut off ball valve on the cold side for future repairs and servicing to water heater.....then from there connect to existing piping. This gives you enough space for heat transfer so it wont burn the pipe dope. Once everything is soldered at the unions you install the rubber gasket between unions and plastic piece which slides over the top of each union. In your case i would use the 3/4" female iron pipe dielectric unions since your water heater already has nipples coming out the top.

i'm guessing you have an electric water heater. as far as your water being only warm, i would be willing to bet that the top heating element went bad. these are fairly inexpensive, maybe 10 bucks at lowe's or home depot and easy to replace.if you are looking at the tankless water heater (water on demand) they are nice, but they take a LOT of power... it might save a little power, but you will spend a lot of money initially to install this system.

I am looking to change my 'super ancient' hot water furnace. My house has two bedroom and 5 radiators. It is about 2150 sq feet. The furnace has modern connections per code, but has that old water tank hanging above it. I am in the process of calling companies, but I wanted to know what price ranges I should expect to pay for the boiler and total installation and what kinds of things I should ask so that I look like I know what I am talking about. My boiler is at 20-30 years old and I don't want to be without heat if it conks out in the dead of winter. My radiators look okay, are well sealed etc. I only expect to replace the boiler and expansion tank.

A boiler of your age will probably be 60 to 70% efficient (i.e. 40 to 30% of the gas feeding it is wasted in flue gas instead of coveted to heat energy). A modern 80% boiler should run you around 4-5K installed. A high efficiency boiler (92 to 95% efficient) generally runs 5-7K installed and generally requires reconfiguration of the supply lines at the boiler.A great add-on to a high efficiency boiler is an indirect-fired water heater. Be sure to ask your contractor about these, utility rebates/financing and the new 2006 IRS tax credit for high efficiency heating equipment.

does anyone know which is better? we got our gas bill in yesterday for the quarter and since we havent used the central heating in months we know that it is pretty much just the heating of the water, its a combi boiler that we have. but what we want to know is will it work out cheaper in the long run to fit a hot water tank and have an immersion heater?
our bill for this quarter was about £90, but with the gas prices set to rise again we have been seriously cutting down on everything, and have insulated the house with all we can afford, loft insulation and cavity wall foam etc.

my advice would be to stay with a combi boiler i swapped to one last august the benefits of these against a standard hot water tank and immersion heater are immense if you are paying £90 a quarter then you have a pretty good deal ok here's the statistics:a standard water tank hold approx 40 litres of water and the immersion heater obviously has to heat all that water up that imagine it as being a big kettle it can take anything up to an hour to get hot water imagine the electricity you are using heating it all up not too mention how long your waiting for it very slow and expensive to run
a modern combi boiler is designed to heat the water on demand and typically only has to heat about 9 litres of water this is why it is able to produce near enough instant hot water much quicker and be more energy efficient making it much cheaper to run it should also give you a much greater water pressure and because you dont need a great big water tank in your house you also have a bit more space on average the combi boiler should save you around 40% on your annual energy bill i would never go back to a tank and immersion heater but that is just my opinion ultimately the decison is yours but if i were you keep with what you got the other thing to consider too are the old systems are becoming more and more obsolete becaue everyone is swapping to combi boilers hope this helps good luck

Keep in mind that the tank-less heaters warrantee is roughly the same length of time as a conventional tank (5-7 years).
For the difference in cost, I'd keep what you have now. Any initial savings in utilities would be exceeded by upgrade price.

Multiply the BTU output of the heating appliance (found on the nameplate) by the number of gallons it holds (also found on the nameplate) and multiply that number by 8.35 (The weight in pounds of one gallon of water) Tankless water heaters are instantaneous, but they have to heat cold water because they don't have any storage capacity.
You also have to determine the cost of Electricity (sold by the Kwh), propane (Sold by he gallon) and natural gas(sold by the cubic foot) in your area and use those figures to calculate the cost of energy.

Before you go to the trouble of replacing your element or elements, and wasting money, try some simple tests.Turn off the power to the water heater. remove the wires to the elements (one element at a time) and get a meter and check the element for continuity. If you have continuity, I would then put the wires back on and turn the power back on and see if you have power to the element from the thermostat. If not then replace the upper or lower thermost. If you do have power on them both, there is a possibility that you have a false reading from the continuity test but try these tests first.
If it should be your element, make sure you get the correct wattage element. It should be stamped on the side where the wires connect.
I wouldn't replace the tank until it starts leaking or shows signs of wear by giving you rusty water and such.

Are these charges too much for a hot water heater replacement?
My 40 gallon hot water tank has failed and needs to be replaced. The hot water tank itself is being replaced under warranty. The questions that I have is regarding the non-covered charges that the plumber is saying is necessary to replace the tank. The tank and all related equipment is 12 years old. He stated that the current expansion tank should be replaced, because someone wouldn't "replace a cars engine without replacing the radiator" and he would like to charge 5 for parts and labor. Dielectric connectors have to be installed due to code and he wants to change 1 for those. The current tank is on a stand that was built when the house was build and is made of 2x6 with a 3/4" plywood top. He stated that it should be replaced because the plywood on top got wet and probably wouldn't hold if it got wet again. Instead of replacing the top piece of wood with wood, he wants to remove that stand and install a steel stand and wants to charge another for that. To sum it up, here's the charges:Expansion Tank - 5
Dielectric Connectors - 1
Steel Stand -
Total Parts and Labor Costs = 1Here's the pricing I see at Home Depot:

Funny...this happened to us just 2 days ago. We live in CT. Water leaked out of the bottom seam all over the place. We replaced it with a good quality tank by Bock, 50 gallon, and the total cost installed was 00. This included the tank, as well as the work of the plumber and heating technician. Unless you're really handy (can solder well), you'll need to call in the plumber; also disposing of the old one is tricky because it's considered hazardous due to the oil. Good luck.

I don't see how you can go rwong installing it, be it for economic -, environmental reasons or otherwise. In time, the system will undoubtedly pay for itself. There is also the safety factor. Propane can be volatile, something you don't have to worry about with solar. Hot water haeting systems aren't as high tech ( at laest not some) as you might think. You could probaly even install some pretty primitive ones of your own making. You could put a flat rectangular box with a large surface area on you roof, paint it a flat black , and you'll be surpriced at how much it can heat water. And you could just buy the standard hot water heating panels, witha pressure relief valve, and a mechanical heat expansion solar tracking device, or a computer controlled tracking. Pool heating systems , for the most part are pretty primitive, consisting mostly of lots of small rubber tubes bunched together in a mat, all connected to a larger supply , feed and circulation tubes. You could even coil a bunch of metal tubes , and paint them a flat black for maximum absorbtion of solar heat. I'd go solar. All around it's a good idea.

We get our heat FROM the hot water tank.
It works like a car radiator.
The heated water runs through a seperate line (normal tanks don't have this extra line) into a radiator and the water returns to the tank through another port (so there are 2 extra ports that this radiator system uses). Who is responsible for making sure the gas lines that run from my propane tank to my house are installed right
I have a propane tank on my property that is serviced by a propane company. The gas lines that run from my house to the tank are underground. I bought the house 5 years ago and on numerous occassions I have contacted the company because of the smell of gas somewhere and they would come out and check their tank and inside my house. Each time they found nothing and once they found a tiny leak somewhere. I also asked them many times why it was costing us so much for propane when all we use it for is the stove and the hot water tank, they would say because of rising gas prices! Well this past week we ran out of gas in the tank which they are supposed to not let happen and when they came to fill it they ran a leak test and it failed. Later that day with a tech here from the company tested again and found that there was a major leak somewhere. Found the leak by the smell of the soil advised to replace at my expense even though the tech said the gas line wasnt installed properly.
I bought the house after the gas lines were installed. I also pay over 00 a year for propane and all i use it for is the stove and the hot water heater for 2 adults and 1 child. On the companies own website they have a calculater test to determine your average cost for propane for the year and it said on average propane should run me 0 a year and we have been paying over 00 a year. No one ever suggested that there could be a leak in the pipes underground, amazing especially because the tech. from their co. said they weren't even installed properly. I don't understand how this could be my fault!-

4) IF you purchased a NEW home 5 years ago, you MAY have legal recourse against the builder and/or original plumber. I'm certain that any lawyer will be happy to take MORE of your money to pursue this.

I multiplied that by 42 (55-13) giving me 105x10^6J per day, altering for the change in temperature of the tank. I took that and converted it to kJ = 105x10^3kJ per day. Took 1.53kJ/cm^2 and divided by 1000 to get m^2.105x10^3/(.0153kJ/m^2)-----> Divided by .20 for efficiency factor and got 34x10^6 m^2
34x10^6 m^2 x 375 to get 12x10^9 dollars
I know this is wrong, but I just can't seem to find the mistake.

Dividing that figure into 105 x 10^3 kJ, you'll get 105/15.3 = about 7 m^2. Then divide by 0.20 to get 35 m^2.

In general, the water heaters in the stores have a tag that indicates what the estimated cost to operate it each year based on a certain rate of cost for fuel, and you can use that as a guideline in calculating what your annual cost to operate it will be, then add the cost of the heater and the cost of installation if you are not doing it yourself.
You can expect a storage tank water heater to have a tank last 6 to 12 years depending on water condition, and maintenance of the anode rod.
Most on demand heaters have a jacket tank of about a gallon capacity, and most manufacturers have a warranty on those of 10 years.minimum.
The better solar water panels have a 10 year warranty at a minimum, but you have reduncy with the back up. And you may have extra issues with storage tanks, isolating the collector plumbing, etc.

We had been using our electric hot water and our oil tank to heat the water. I loved it. My husband just discovered a way to only use the electric hot water to heat our water and as a result, does not use the oil tank anymore. We heat our house with a pellet stove. Our oil tank is empty and he said that's not a problem, as we have an electric hot water and a pellet stove, which he would rather use than pay the expensive price for more oil. But my problem is.....the water in the shower is warm but not hot. The water was just the right temperature when it was working off both the electric water heater and the oil. But my husband refuses to use the oil tank now. I guess it makes sense for his reasons not to, but I hate taking a shower when the water is like bath water. Is there something we're overlooking because I don't think I should be this unhappy.-

Your Electric hot water heater has thermostats to raise the Temperature, remove the Access covers on the front and you will see a Gauge turn it up a bit and you will now have a hot shower ! Hello. My wife and I just purchased a house. As I turned the water on today, I noticed the 2 water heaters were different, one gas and one electric. They are set up in "series," with the cold water entering the gas tank, the hot water from that feeding in to the cold water intake for the electric, and the hot water from the electric goes throughout the house.My question is in regards to this. What are potential problems? What are potential benefits? I would like to use the 2 to be able to take advantage of price differences should one become more expensive if that is feasible. Thanks

If you shut down the gas, the electric will do all the heating - probably a bad idea. If you shut down the electric, the gas will heat water but you will have to waste all the electric unit water to get hot water - a worse ides.
If one heater will serve you re-plumb them in parallel with shutoffs so you can use either one.
My bet is the gas unit is more frugal.

you are bitching about paying someone to fit it. Remember the guy has come out to quote
and has to get to your house fuel isn't cheap these days. Expenses of running the van etc.
Plumbing and central heating has a lot of overheads that aren't considered. Gas safe charge
the poor guy £250 every year for which he gets absolutely nothing back and you think he should do it
for £150. After fuel costs and parts he would have nothing!Firstly swapping out a hot water cylinder is time consuming.
1.First the cold and hot tank need to be drained. Draining doesn't take 5 minutes. Using a hose
even a small hot water tank can take over an hour to drain.
2.Next your central heating will needs to be drained so that the indirect pipes can be disconnect
again this doesn't take 5 minutes.
3.Next it is unlikely the pipes will be in the same places as your old hot tank so it will mean fittings
and soldering again time consuming.
4. Next it's refill time for the hot water tank and central heating. Any leaks and the whole process
has to be done again from draining to correct the leak and refill.Sure you could do the job yourself for less but how long is it going to take you?
A 25 gallon cold tank is small but it depends on the rate this is refilled by the cold mains. If you haven't had any problems before then it doesn't need changing.I would suggest mains pressure unvented hot tank then this removes the need for a cold mains tank in the loft.
Fitting a hot water cylinder could be a days job.
I would be charging maybe £200 labour on top of the price of the tank for doing the above.

Choose an installer who is approved by a manufacturer, preferably Worcester Bosch or Vaillant, WB give approved engineers 5 years guarantee, you are also more assured that the system is powerflushed properly, even an approved engineer may try to sell you a 24kw boiler with no temperature control on the hot water, don't buy it, a 30kw boiler will provide 12 litres a minute (any less takes too long to fill a bath), a combi should be used with the hot water thermostat turned to medium for normal use and turned up to maximum for running a bath, otherwise, you put cold water in the water you just paid to heat up. Cost for conversion, with vertical flue (less neighbour or window issues), in airing cupboard, 1st annual service free, 5 yr g/tee should be around £2600, thermostatic radiator valves extra. Pay cheap and do it again in 2 - 7 years. If you already have a combi, you may need to move it if the flue faces a neighbour, about £1900 - £2000, British gas would charge about £4000 and 3000 respectively for this. Sapper is too expensive, even more than BG, and Oscar is too cheap!

The plumbing contractors in our area mostly carry & recommend Bradford White or AO Smith brand as a replacement 40-gal hot water heater.
They are about the same price.If anyone has experience with one or both of these brands of gas hot water heaters, can you give me an opinion as to which you think is best?

Both are good heaters.There are very few differences between most water heaters other than the name on the jacket.Most heater tanks are made in Johnson city Tennessee and these companies buy them,The control [gas valve] on each of these is the same,I don't know who makes the burners but it would not surprise me if another company builds them and these companies buy them.The only real difference that I know of is the incoming water line on the Bradford White has a tube with a turbulator on it that is supposed to help keep the sediment from building up on the bottom of the tank.

I am considering electric tankless water heaters for each of my 28 2-bedroom 1 bath apartments. What type is recommended? I don't want to recirculate the hot water. In Europe we have used these type of water heaters already 50 years ago, however, in the USA they are fairly new on the market and not cheap, as we found out. We live in New York State where the local electric companies are charging outrageous prices for electricity. In time we also like to come up with an energy efficient way of heating our water.

OIL VS GAS HEAT-HELP! I am starting the process fo changing to a brand new heating system-steam to hot water.
The cost of the entire new system is around ,000. Our current oli/steam radiator system is very old (90 years), inefficient and extremely expensive to heat the house. First off, needing to make a fast decision due to a price increase throws up a red flag. Have you gotten several prices from different installers? If not, it's time to do so.Call your gas company and ask if they have any programs that will save you $ switching over. Most do and most have discounts on installations as well. Gas or oil? I'd go with gas. Both are going to increase in price but so far gas is much cheaper than oil. This will probably continue to be the same for many years. We have enough gas, the price will increase because the price of oil keeps going up and the gas companies will be able to get away with it as long as they keep their prices lower than oil.

A 24kw unit pulls 100 amps(this is the size of most house services). Make a long story short, you will spend a small fortune trying to do this. My suggestion: stick with GAS. You can get a gas tankless water heater. You need to consult a plumber for this, you need a bigger gas line coming in.

I have to add some details I have found out.Electric is 100% efficient, so the cost per kw unit is: 28.496p. Gas condensing combi-gas boilers are 87% efficient, so the relative cost is: 10.06p
To heat up 40 liters of water is about 1.6 kw, but the water tank wastes 1.8 kw per 24 hours. So, per month it costs me about £20.12 to have a bath, but would only cost me £1.67 per month if it was gas.
This would give me a saving of about £221.40 over the year. The cost of installing my own boiler would be about £650.00 including a single radiator. Therefore it would take 3 years to make it worthwhile.
I am opting for this choice as it is a Georgian property and I am very limited on what can be fitted.

Are you just planning on getting fish, or are you going for the whole reef setup? If you're just getting fish, most of your freshwater equipment will actually work-- there's no need to upgrade lighting (though you may want to replace the bulb with something around 10,000K), and the filter and heater will work the same. Ideally, you'd want to add a protein skimmer, too, but I've gotten by without, provided you stay on top of your water changes and exploit some kind of nutrient sink (like macroalgae or a denitrifying system).Heaters will not cool down the tank-- they will heat up the tank. When the water gets much above the temperature the heater is set to, it will shut off, but it won't do anything to lower the temperature-- you need a chiller for this. Fortunately, this isn't such a big concern with just fish, as there's no need for lights that will put out huge amounts of heat, and the fish are fairly tolerant of temporary, slightly elevated temperatures.
If you just get fish, and maybe some live rock, you'd be looking at spending about 0 (including livestock, decor, substrate, etc.). If you want a reef, you should expect to spend about 0-500 (T-5, CFL, or metal halide lighting, preferably a skimmer, live stock, supplements, etc.).

1997 ford ranger towing capacity.?
I am buying a Dutchman pop up camper today. I have a 1997 ford ranger 4cyl. The camper is over the trucks pulling capacity of 2200lbs. (2495lbs) The camper wont be pulled far, prob about 20 miles. Do you think the ranger could safely pull it? It has 168,000 miles on it. Doesn't use a drop of oil, great running truck, new brakes. I am concerned it will too much, but I don't haven anything else to pull it with, and cant get a bigger truck right now. any advice? I also thought about putting in a 4.10 rear end,to replace the 3.55. for more pulling power. I couldn't turn down the price of the camper, only 0.00, and I am going to tear out the shower, toilet, hot water tank, and holding tanks to make it lighter.-

I think the safety hazard here is because the truck is relatively light, in certain situations you could lose traction on the drive/control wheels.If you decide to do this, I would recommend:
* adding 500 lbs in the center of the truck (in the cab or at the forward end of the bed)
* drive on roads which are flat and straight
* don't speed, and take turns and bumps VERY slowThe last two are common sense but adding weight is counter-intuitive. It will increase the load on the brakes themselves, but more weight on the wheels will give you better traction for both acceleration and braking.
The rear end is only an issue if you want to accelerate hard.
You could get around the whole problem by renting a larger truck for a couple of hours from U-haul or Home Depot.

Check the bills to see if they were "Estimated Bills" or Actual Meter Read Bills.In an apartment, it's also possible you are paying for hallway lighting, or someone elses electric if they are smart enough to tap into yours! Never know. I just got my electric bill this month and it was an "Estimated" Bill, which means no one read my meter, they just guessed based upon last years meter read at this time,and will adjust up or down when they actually read the meter!

1. Every little pain she either says its nothing your being a baby or wants me to go to the ER. She even said she was going to call 911 the 1 day my blood sugar dropped. 2. Today our hot water tank blew up. So she is telling me places to look (no kidding Lowes & Homedepo) Then tells me I'm wrong on prices when I'm looking right at them online.
3. Makes comments about how my doctors are wrong on when they think the baby is coming.
4. Tells me I'm lazy & my husband does to much for me. But then if I tell her I'm doing anything at home she asks why he isn't doing it. Like he is lazy.
5. She's mad we aren't going to leave our 3-5week old baby with her at her house (my drunk father & 4 dogs) & go to a wedding. that my husband is going to stay home with the baby. So I hear how I'm over protective already.I have barley answered my phone the last week. But if I don't pick up or at least text her she will call my cell 3 times, my house phone, then my husbands cell while he is at work. No matter the hour of the day. I do no sleep at night so I have been sleeping between 8am-noon.
& she wonders why I have asked for no family to be at the hospital while I give birth. I plan on not calling her till I know it will be late for her to get to the hospital.Is this a pregnancy thing or is she going to drive me crazy like this forever?

My water heater needed to be replaced and the reputable contractor is at our garage right now replacing the new hot water heater. when he first came in, we knew what the charges were, and after he looked at our water tank, he said that our expansion tank needed to be replaced as well as it was installed improperly. he added 0 for expansion tank installation on top of our total charges. Since listing the house, I replaced the hot water tank and HVAC system. I also realized that I do not want to sell my home anymore so I am trying to hold out until the contingency expires and I get my deposit back for the house I wanted to purchase. I am afraid that if I raise my listing price or refuse a bid for the listing price that I will also lose my deposit. I obviously entered into contract for another home too soon and that was my mistake. Please help. Thanks!-

You better read your contracts they would answer all these questions.Normally sellers don't like to accept an offer that is contingent on someone selling their previous home because it gives you all kinds of reasons to back out and get your earnest money back.
Your contract may be written differently so you ought to read it. Also you should have a real estate agent that is representing you. They won't be happy that you are backing out but they are supposed to look out for your best interest.
Also - you can always just refuse a contract. You don't have to counter back if you don't want to.

What fees are associated with buying a home in Canada?
I'm a first time home buyer and I'm just trying to get my facts straight. I've already met with my bank and they presented us with a package of information that I don't quite understand yet. I'm waiting on a time when my husband can be available for a second meeting.From what I've gathered I need to prepare to pay the following:
- utilities (unless partially included in condo fees)
- condo fees (if applicable)
- land transfer tax
- property taxes
- homeowners insurance
- lawyers feesI've been warned to watch out for:
- whether or not things are included in the price such as appliances, lighting fixtures, window coverings, even the hot water tank...
- there is a previously installed alarm system in which the contract would be taken over
- there are tenants
- do-it-yourself renovations completed by the homeowner
- the reserve funds (or emergency funds) the property has (if townhouse or condos)What am I missing? And how does the realtor get paid?

The realtors are paid from the proceeds of the sale, their commissions are taken out first and the remainder given to the sellers.The only things I can think of that were missed are home inspection (don't skip this), possibly a termite inspection depending on where the house is, and adjustments. Adjustments are reimbursements to the sellers for things they may have paid in advance such as water, taxes, oil in the tank, etc. You may have to pay for an appraisal for the bank (this is negotiable).

which is the cheaper way to operate my gas central heating/boiler ?
hi there,
i have a baxi back boiler combined system that heats both my hot water tank (the floor type in green foam cover) and also heats my independant stat rads when i want them, usually i run my hot water on constant and just use the time box to either program heating in winter or just to manually turn heating on and off.
My question is given the current price of gas.. which is the more economical way to run my hot water ? does it take less gas just to heat the tank from stone cold say for a few hours in the evening and mornings when my family will be needing it for baths etc, or is it cheaper to keep hot all the time as i notice my back boiler flicks on and off just for a few minutes at a time ? but over the period of 24hrs i wondered what is cheaper ?-

No, you boil your kettle just when you want some hot waterLikewise just heat your water when you want some hot water
Yes you may used a lot of hot water and have it timed to come on, but what if you don't use the water you have heated it will go cold which is money wasted
it is by far cheaper to only heat the water you intend to use then turn the heater off again until you want some more hot water

Should we take this to civil court?
Our lease requires us to leave 135 gallons in the tank when we leave. However he is converting to gas. He sent us an email telling us to burn the 200 gallons (which is what we have in the tank at the moment) before he converts to gas. We pay for the oil, except the 135 that was here before moving inAlso, he says because since there will be no need for oil that we owe him about 0 the price of the 135 gallons that would have been left if there was an oil tank.
The only thing the lease says is that we leave 135 gallons, not that we have to burn the remaining 135 and pay him the price of the 135 if a conversion was made.
Just an after thought about this situation that is getting ugly-
I sent a letter with my December 1st rent check stating that the hot water tank is 80 years old and crumbling and does not hold in heat. Also, there is very low hot water pressure in the shower (hardly rinses the soap off you).My fiance and I pay 00, Do not smoke. Do not have kids. We are very clean and quiet.
We believe the demand for money is in retaliation for the letter I had sent telling him to make needed repairs. He is spiteful and devious and was fired from 2 DPW jobs. We are dealing with a devious man but we are stuck in a lease and now he wants more money.
This extra info is just to point out the type of person we are in a lease with. We wish we could break the lease and get away from him.
For now our problem is do we have to burn the 135 gallons before gas conversion and then cut him a check for the price of the 135 that has been burned?

No you do NOT have to burn the oil and NO you do not owe him jack. It is HIS decision to convert to gas & he cannot in any way penalize you for that. Your lease clearly states you are to leave 135 gal oil PERIOD. By making this conversion he has made that clause void since there will be no oil for you to leave. Don't burn it off, don't pay him & let the ignorant jerk try to sue you for what he wrongfully believes you owe. He will lose & the judge will educate him.He is legally required to make the needed repairs. You have properly notified him in writing so he now has x # of days to fix it depending on state. If he still does not fix it you need to take legal action.

15k in debt from home improvements...?
We moved into this house in August and have replaced the plumbing, redid the yard, new furnace, hot water tank, heating oil etc, working on the interior. We got the house for a good price and it is located in a good and growing area so we will probably be able to make a profit when the market eventually turns around. So now we have around 8k on credit cards and are paying on the furnace 6k. Barely keeping our head above water at this point. Could not qualify for a home equity loan as we have only been there 7 months. Was this a wise thing to do in the long run and any advice to pay debt down? Thanks!

Yeah, in same situation with higher numbers. Housing market stinks. Long run, probably a good investment. Probably did too much at one time and now you're suffering--but that's hindsight. Tighten your belts, cut out ALL discretionary spending--no Starbucks, carry your lunch, no weekly hair & nails, no new clothing. No new credit card purchases, unless you have one card that you pay off EVERY month. Every time you go to purchase something ask yourself is this a Need or a Want? What do I want more, my home or this item? Pay down that credit card debt, paying more than minimum. If on more than one card, pay the highest off first. Don't mess up your credit by missing any payments.That credit card debt is the killer with those high rates. If you've had the credit card for some time and have a very good payment record, call them and tell them you're a good, long term client and need a lower interest rate, that you're getting lots of offers in the mail from other companies. I did it, and they did. First time I called, I got young twit and she said NO, but I got this letter from company saying they really valued our business and we were good cardholders and they were increasing my credit limit. I wrote back AND called them and said if they really valued me they would show it by reducing my interest rate--and they DID. (I already had more debt than I wanted, could handle).

How do I get information needed to take a non paying customer to court? Like average hr. wages, ect.?
I have searched on line. To no success. I have a customer that I did a job for that hasn't payed his bill. I remodeled his cabin. 3 rooms of drywall, demolition of kitchen, re framed the kitchen floor completely, hung crown molding and paint prepped. trimmed 4 doors with two piece moldings, demoed an arch way and re trimmed that, hung new cabinets, framed around hot water tank, made door for that tank, installed shoe moldings in three different rooms, insulated kitchen, How do you put a price on that work and where would I get such information to present to a judge in small claims court?-
ANSWER:
You have to send a bill before you can do anything.You do not take him to court, you put a mechanics lien (even though you are a licensed contractor, not a mechanic, that is just what it is called) on his property.
You submit the paperwork to the courts for recording, but you do not have to deal with the judge unless he protests it.
